Heads up: this is a starter version of our terms. A fully detailed, lawyer-reviewed version is coming soon. Until then, the terms below describe how we actually operate today.

Welcome to Vanmates. By using vanmates.com or booking one of our rooms, homestays, or services, you agree to the terms below.

Who we are

Vanmates Accommodation Inc. ("Vanmates") is a Canadian company based in Vancouver, BC. We operate co-living, student housing, homestay matching, and relocation services across Canada.

Using the site

Be honest with the information you give us.
Don't try to break, probe, or misuse the site.
Don't impersonate anyone or submit someone else's information without consent.
Don't scrape rooms for republication on competitor sites.

Bookings

When you reserve a Vanmates room, you agree to our booking fee structure:

$500 refundable damage deposit — held safely, returned per the cancellation policy.
$295 one-time membership — covers matching, verification, and onboarding. See the cancellation policy for when this is refunded.
Rent is charged at move-in, not at booking. Monthly thereafter.

What we promise

A verified, clean, furnished room at the agreed address on the agreed date.
Wi-Fi and utilities included, working on arrival.
A responsive house manager and support team via WhatsApp and email.
Your damage deposit back within 10 business days of a clean move-out.

What we can't promise

That roommates will be your best friends. We match on compatibility, but chemistry is chemistry.
That every delivery-driver GPS will find your unit on the first try.
That the Canadian weather will be kind to you in January.

Liability

We're not liable for loss or damage to your personal belongings — carry your own tenant insurance (we'll help you find one). We're also not liable for acts of government, weather, or other events beyond our control.

Our total liability to you for anything that goes wrong is capped at the total amount you've paid Vanmates in the preceding 12 months.

Jurisdiction

These terms are governed by the laws of British Columbia and Canada. Disputes go first through good-faith negotiation, then mediation, then to BC courts if still unresolved.

Changes

We'll email anyone with an active booking if we change terms in a way that materially affects you. Minor wording cleanups just update the "Last updated" date above.
